Back when we had cats, to keep the dogs out of the litter box we 
installed a small, cat size "doggie door" into the door leading to where 
the cat boxes were kept.  The cats learned quickly that only they could 
fit through the hole to get to their own place.  The dogs, however, 
never learned that no matter how much they tried they could not fit 
through that hole and no matter how much they sniffed and snorted they 
could not suck themselves under the door.  They never got to the litter 
box again though.
So, just an idea that worked for us.  It is simple to replace a door if 
you need to sell the house, but when we sold our house it wasn't even 
mentioned...maybe they had a cat.
